This calculator shows the true cost of buying a second home, holiday let or buy-to-let, including the higher rate stamp duty surcharge that catches people out, the deposit and equity you need, and a rough idea of the monthly running costs.
The figures are estimates to help you plan, not a formal quote.
When to use it
Use it when you are thinking about a holiday home, a holiday let or a buy-to-let, when you want to know how much the additional property surcharge adds to the bill, or when you are checking whether the deposit and equity you have are enough.
How it works
You tell it the property price, your deposit, what the property is for and where it is. It then applies the additional property stamp duty rules for England and Northern Ireland, Scotland or Wales, works out the cash deposit and equity needed, and gives a rough monthly cost. Nothing you enter is saved, and you do not need to give your name or email to use it. Second homes and lets usually need a larger deposit and have extra costs, so treat the result as a guide and confirm with a broker.
